6505-6520 Johensu Drive consists of 43 acres of zoned Residential Agricultural (RA) land, capping allowable development to 1 single-family home per 2 acres of land as-of-right. Valor entered into a joint venture with a repeat partner and original owner of the site, Meridian Hill Baptist Church. Valor is currently seeking a Special Exception to convert the site zoning using the Planned Retirement Community RA Zone Act (Section 27-395). The act is designed to encourage the development of age-restricted housing by increasing the cap on density. Upon completion of the Special Exception process, the site zoning will allow for the development of ~170 age­ restricted homes. Valor is leading the project's design and presently negotiating a forward sale with a national homebuilder.
