The Lady Bird is a planned, 225-unit luxury apartment rental with an anchor grocery store in the American University Park neighborhood of NW Washington D.C on a site currently improved by long vacant commercial building. Valor successfully negotiated the transfer of unused density from adjacent property owners to maximize site density while respecting the character of the surrounding residential neighborhood through the District's Planned Unit Development entitlement processes. Once entitled, Valor entered into a joint venture agreement with a repeat partner, MillCreek Residential, for the eventual vertical construction of the planned development. Construction is anticipated to begin in the second half of 2024.
